Stage 1 Residences - New Epping precinct

Haven Home Safe partnered with the Victorian State Government, Homes Victoria, private property group Riverlee and construction company, Hacer Group on this $60m project, providing 151 new social and affordable homes a part of the $2b New Epping development. The apartments provide quality, well-located social, affordable, key worker and mid-market housing, with the design of the apartments reflecting residents’ needs. The homes are all spacious and low-maintenance with an eight-star energy rating and are well-connected to transport and green spaces. They also feature a shared podium level with a barbeque area, edible garden and other shaded outdoor areas for residents to enjoy.

We were able to provide unique value to our New Epping partners by engaging early on with Riverlee and participating as an active collaborative partner to assist in achieving key planning outcomes that helped with the feasibility and long-term financial return of the project.

New Epping achieved an integrated mix of social, affordable, key worker and mid-market housing outcomes, enhanced by a placemaking framework, at a scale unique in the marketplace.

A focus on placemaking

With a vision of creating ‘more than a home; helping communities shine’, our placemaking framework and principles have been interwoven throughout the entire development project, creating connectedness between residents and empowering them to thrive in their new neighbourhood. Our investment into placemaking influenced the design of the apartments to ensure residents can connect with each other and have enabled successful tenanting within a short period, forging positive relationships between renters and tenancy managers early on. Our commitment to placemaking and centering decisions around renter experience is core to how we approach our developments and is one of many factors that set us apart from other organisations.
